Two very different kinds of homes

Ponte Vedra Beach sits on the barrier island east of the Intracoastal Waterway, in St. Johns County. It's home to TPC Sawgrass and the Ponte Vedra Inn & Club, with established neighborhoods like Old Ponte Vedra, Sawgrass and Marsh Landing. West of the waterway, Nocatee has grown since the mid-2000s into one of the region's largest planned communities, with dozens of neighborhoods around Nocatee Parkway and Crosswater Parkway.

The lock problems are different on each side of the water, so we'll take them one at a time.

East of the Intracoastal: salt air and lock hardware

Salt air is the biggest cause of lock trouble near the ocean. Salt settles inside the cylinder and on the latch. Lower-grade locks made of zinc alloy start to pit and swell, and the pins inside stick. The first sign is a key that turns stiffly. Left alone, the key may snap, or the deadbolt may freeze halfway.

Upkeep matters too. Rinse exterior hardware with fresh water now and then, and use a dry lubricant made for locks. If your hardware is already failing, we can repair the lock when parts are still good, or swap in high-security locks built to take coastal weather. Many of those models also use keys that can't be copied at a hardware store, which helps when a house has staff, contractors or renters.

Nocatee: new builds and rekeys

In Nocatee, most calls come from people who just closed on a house. Builders, subcontractors and real estate agents have all had access, so we rekey the locks so only your keys work. We can key the front door, the garage entry and the back slider alike, so you carry one key. Families with busy schedules often add a keypad deadbolt at the same visit.

Second homes, rentals and smart locks

How we get there, and how long it takes

Our base is in 32258, on the Duval and St. Johns line. For Nocatee we take Race Track Road or US 1 to Nocatee Parkway, usually 20 to 35 minutes. For homes east of the Intracoastal we take J. Turner Butler Boulevard to A1A, or cross the waterway on CR 210 in Palm Valley. That's usually 25 to 45 minutes, a bit more when beach or tournament traffic is heavy.

What affects the price

Hardware choice matters most here. Marine-grade and high-security locks cost more than builder hardware, but last longer by the ocean.
