Who we work with
- Property managers running single-family rentals, townhomes and small apartment buildings across the areas we serve.
- Landlords with one rental or twenty, who need a dependable locksmith they don't have to supervise.
- Realtors and buyers' agents who want locks rekeyed the day a client closes, or need help when a listing key doesn't work.
- Investors and flippers securing a vacant house between purchase and sale.
- Short-term rental hosts in Jacksonville Beach and Ponte Vedra who want keypad locks and a new code for every guest.
Rekeying between tenants
Former tenants, their friends, dog walkers and past contractors may all still have a key. Rekeying the unit at every turnover is the simplest way to make sure the only working keys are the ones you hand the new tenant. It keeps your existing locks, so it costs much less than replacing hardware.
For turnovers we can:
- Rekey every exterior door, including garage entry and back doors, to one new key.
- Key several units or common doors alike, or set them up under a master key system so your maintenance team carries one key.
- Cut the number of copies you need for tenants, the office and your lockbox.
- Flag worn or damaged locks and quote a lock change only where it's really needed.
Lock changes after a move-out or eviction
Florida law does not allow a landlord to change the locks on a tenant who still has the right to be there (section 83.67, Florida Statutes). After a court judgment, the clerk issues a writ of possession, and the sheriff posts a one-day notice before putting you in possession. We change locks on an eviction only after that has happened, and we'll ask you to show us the executed writ or explain the move-out when you book. It protects you, your tenant and us. This isn't legal advice, so check with your attorney if you're unsure where your case stands.
Once the property is legally yours again, we can open it if no key was returned, rekey or replace the locks the same day, and secure any damaged doors or strike plates.
Vacant homes, listings and closings
A vacant house is easy to spot and easy to target. When a home sits empty between tenants or while it's listed, we can rekey it, add a deadbolt where one is missing, reinforce a weak door frame, or install a keypad lock so agents, cleaners and contractors each get their own code that you can delete later. See our smart lock installation page for keypad options.
For realtors: if a key in the lockbox doesn't work or no key was left, we can open the door with the owner's authorization and rekey so a working key goes back in the box. And when your buyers close, we can rekey their new home the same day. One of our Google reviews comes from a buyer who had the locks changed the day they closed, and another from a homeowner who got a same-day rekey of a newly purchased home. It's the first thing we suggest to anyone who just bought a house.
How we work with managers and owners
- Authorization first. For work on a property you manage, we ask for a work order or written OK from the owner or management company, and ID from whoever meets us. If no one will be on site, tell us how you want to handle access.
- One price per property. You get the full price for each address before we schedule, based on the number of cylinders and what you want done.
- Batch visits. When you have several turnovers, we plan them into one route to save you time.
- Invoices by address. Every job gets an itemized invoice with the property address, so it's easy to bill back to the right owner.
We're based in the 32258 area, so we're closest to rentals in Mandarin, Southside and Bartram Park and Julington Creek, and we work throughout the areas we serve.
What it costs
The price for a turnover depends on how many cylinders the unit has (a typical house has a front knob and deadbolt, a back or side door, and a garage entry door), whether you want units keyed alike or on a master system, how many keys you need, and whether any hardware must be replaced. Several units on one visit usually cost less per door than separate trips. See our pricing guide, or call (904) 509-0907 with the property count for a quote.
How we work
No surprises. No scare tactics.
Locksmith scams follow a pattern. Here is how we do the opposite, on every job.
-
Upfront price on the phone
Tell us what's going on and we quote the total before we drive out. If something on site changes the job, we explain why and you approve the new price before we start.
-
ID check before we open
Before we open a door, we check your ID and something that ties you to the address or vehicle, like a lease, bill or registration. It protects you as much as it protects us.
-
Courtesy call and marked arrival
We call when we're on the way and arrive in a vehicle marked with our name. The person you talked to on the phone is the business that shows up, not a subcontractor.
-
Non-destructive entry first
Most lockouts open by picking or bypass tools, with no damage. We only drill as a last resort, and only after you agree to it and the cost.
-
Itemized invoice
When the work is done you get an itemized invoice with our business name on it. It matches the price you agreed to, with no surprise fees added at the door.
-
Local and owner-operated
When you call, you reach a local business based in the 32258 area, not a national call center that sells your job to whoever is closest.
Straight answers
Frequently asked questions
Do I have to rekey between tenants in Florida?
Florida's landlord-tenant law doesn't set a specific rekey rule, but rekeying at each turnover is standard practice and the easiest way to show you took reasonable care. It's quick, keeps your existing locks, and costs much less than replacing them. Check your lease and your insurance policy, since some require it.
Can you rekey a unit if no one can meet you there?
Often, yes, if we have written authorization from the owner or management company and a way in, such as a lockbox code or an agreed entry method. We'll confirm the details on the phone first. We can leave the new keys in your lockbox or arrange another handoff.
Can you change the locks on a tenant who won't leave?
Not until the eviction is complete. Florida law bars landlords from locking out a tenant who still has the right to be there. After the court issues a writ of possession and the sheriff executes it, we can change or rekey the locks the same day, and the sheriff can stand by if you request it.
Can all my units share one key for maintenance?
Yes. A master key system gives each tenant a key that opens only their unit, while your maintenance key opens them all. It works for small apartment buildings, duplexes and office suites. We can often convert existing locks by rekeying them. See master key systems.
Locked out or need a lock fixed?
Call or text now. A local locksmith answers, asks a few quick questions and gives you a price and an arrival time.
